Opportunity Score blends five demand signals — foot traffic & access, purchasing power, population & growth, unmet demand, and category-specific demand (illness rates for clinics/pharmacies, tourist footfall for hotels/restaurants) — weighted differently per building category. USD figures use an illustrative fixed rate (1 USD ≈ 12,700 so'm), not a live exchange rate.
